The entire range of project management services as Owner's or Developer's Representative, from concept to design, through construction to delivery and move-in is customized to suit specific requirements.
- Project assessment during due diligence (at initial stages of conceptualizing, investing, acquiring, building, and lending for construction projects)
- Development management during pre-construction phases, covering conception and pro forma budgeting and selection and formation of the design team to planning and scheduling of the entire lifespan of the project
- Design management of the design team from issuance of RFQs and RFPs to bid proposal review through selection to supervision of design, coordination of architects, engineers, consultants, specialists, vendors and review of design documents and specifications
- Construction management of the construction team from issuance of RFQs and RFPs to bid proposal review and recommendation to breaking ground and management of the construction team, specialist contractors, and vendors, review of progress billings, review of change/variation orders, conduct of weekly construction meetings, site walks, meeting minutes, weekly progress reports, monthly reports, specialty reports and presentations to upper management, oversight of punch list/snag list, project close-out.
- Project close-out and move-in management to ensure coordinated and efficient move-in on schedule and under budget resulting in timely commencement of revenue streams.
- Project turn-around or project rescue to move a stalled or troubled project along to successful completion.
- Delivery of fast-track projects (as originally designed or as part of an accelerated effort while in progress).
- Interim project management coverage, as needed
- Set up project management processes and methodology, document control systems and procedures for project or construction management departments
- Third-party review of budgets, contracts, drawings, designs, specifications, reports, bid proposals, change/variation orders, schedules and project progress
- Periodic inspections, site walks, punch list/snag list
- Value engineering (cost savings) management, coordination, review
- Presentations to upper management, clients, investors, and users
